The well known Paris property market is highly rated for its high returns and low level of risk. The authors and the writers of the report consider Paris to be the most economically stable in Europe.

The Paris property market is considered to offer interesting fiscal opportunities for investors, notably on urban regeneration opportunities.

The authors and the writer of the report have interviewed over 400 leading international investors most of whom were of the view that it’s better to buy office, retail or industrial property in Paris which would be a good investment choice.

This is the third time that  Paris property has taken top spot for investors. London is placed second, and followed by another French city Lyon which is an interesting lower cost alternative to Paris.

The annual tourism report has come out with 27 million visitors to inner Paris recently, with French hotels seeing a sharp rise in occupancy, pointing to a growing need to provide accommodation.

For the people who like to invest in the Paris property market, there is  a latest marketing Nova Park in Villejuif. It’s a new development and just five minutes away from the famous Paris centre. The apartments are very close to the well known Charles de Gaulle and Roissy Internal Airports which have regular flights to the UK and Ireland. The total price for Studios are from 111,000 euros and one bedroom apartments range from 187,000 euros to 282,000 euros.

I loved the Jacques Bonsergent area of Canal St. Martin, and felt comfortable in the Etoile, Place des Ternes section of the 17th. Parc  Monceau was fantastic. The St. Georges/Martyrs area is quite a nice little pocket in the 9th, as was the Rue de Levis in the 17th.

Ultimately, my big &amp;quot;sea change&amp;quot; during this trip occurred because I was staying in the tourist heart of the St. Germain. Though everything was super convenient, I really, really, really wouldn't want to live there. The city was crawling with Rugby fans, and though my apartment was quiet, I can see the tourist presence wearing mightily on you if you were a resident.”

&amp;quot;July 4 (Bloomberg) -- Paris apartment prices rose 8.7 percent in the first quarter from a year earlier, the slowest pace in at least seven years, as buyers sought cheaper homes outside the city, the Paris Chamber of Notaries said.

&lt;br /&gt;
The average price for an existing apartment was 5,867 euros a square meter ($729 a square foot), the organization said in an e- mailed statement yesterday. The last time prices didn't appreciate annually by more than 10 percent was in the second quarter of 2002. 
&lt;br /&gt;

&lt;br /&gt;
Paris apartment prices have more than doubled in the past decade because of the shortage of new homes being built. Planning constraints on housing starts meant just 787 new homes were sold last year in the French capital. The number sold dropped 18 percent in the first quarter.

``Far from being a drop in demand, the ebb in sales can be explained by the dearth of new homes across the entire Greater Paris region,'' the Chamber said in the statement.

Prospective buyers have turned to more affordable homes in the outer suburbs, lifting prices in the 12 months to March 31 by 22 percent in the town of Pontoise. In the inner suburbs, the highest price inflation was registered in Montreuil, at 16 percent.

Housing starts in Paris and the surrounding area need to be running at an annual rate of 60,000 for a decade to address the housing shortage, according to estimates by the Paris regional development plan.

Paris's most expensive neighborhood remains the sixth arrondissement, where the Luxembourg Gardens are located and where average apartment prices rose 11 percent in the first quarter to 9,003 euros a square meter.&amp;quot;

1. Compromise is the name of the game in buying a Parisian apartment. No matter what your budget, neighborhood or criteria, you will have to make compromises. Prices are higher than you might expect, and often apartments need work--at a minimum &amp;quot;freshening up&amp;quot; and at maximum, major renovations.
&lt;br /&gt;

&lt;br /&gt;
2. Be prepared! The market is very competitive and requires active engagement and rapid decision-making. The best properties sell within 1 to 72 hours of coming on the market. You need to be able to evaluate quickly, and on the spot if a property appeals to you and if you wish to make an offer.
&lt;br /&gt;

&lt;br /&gt;
3. Price negotiation is almost non-existent in the Parisian market. French sellers are very aware of the value of their property, which is calibrated by euros/m2, depending on the neighborhood, charm and amenities. If the price is negotiable, the seller will state this directly when asked. Do not expect the back and forth bargaining that is a characteristic of the American market.
&lt;br /&gt;

&lt;br /&gt;
4. It is essential to have your financial picture clear before you start searching. You are competing with French buyers who have a &amp;quot;leg up&amp;quot; with French sellers, who feel more secure that an “all French” transaction will go more straightforwardly forward. You need to be pre-approved for a mortgage, if you plan on using financing for your purchase.
&lt;br /&gt;

5. The Parisian market is closely tied to certain periods of the year. It is strong from mid-September to early December and from late February to the end of June, excepting French holidays (of which there are many.) While property is sold all year, to optimize your time, you need to coordinate your search to those periods when most sellers are available to show their properties.

6. Choose people to help you who you trust, and then, trust them. Use your skills to conduct reasonable &amp;quot;due diligence&amp;quot; on the persons or companies who you plan to use to assist you in your search. If possible, get recommendations from former clients or professional sources. Once you have decided to go with a company or agent, trust it/him/her and avoid double guessing them or yourself.

7. Don't buy a property in Paris unless you are truly committed to Paris. If you are really only looking for an investment property, buy close to home in a market that you know. Owning Parisian real estate is a challenge--both linguistic and managerial. Most buildings are old (historic, if you wish) and have management problems. A Parisian apartment is not care-free; you need to love Paris and have a genuine emotional attachment to the city, or it's not worth your trouble.
